BCR Property Management provides short-stay (holiday home) and long-term residential property management services across Central Otago and Christchurch, New Zealand. Specific services are provided under separate written agreements — including management agreements with property owners and tenancy agreements with tenants. If there is any inconsistency between these website terms and a signed agreement, the signed agreement prevails.
2. Website content and appraisals
Content on this website is provided for general information only and does not constitute financial, legal, or investment advice. Rental appraisals, occupancy figures, and earnings estimates are indicative only, based on information available at the time, and are not a guarantee of future performance. Actual results vary by property, location, season, and market conditions. You should seek independent advice before making investment decisions.
3. AI-assisted inspection technology
Our BCR InspectAI service uses AI technology to assist our team in reviewing property inspection imagery. It is a support tool: all flags are reviewed by our team before action is taken, and it does not replace physical inspections or human judgment. While it materially improves consistency and early detection, no inspection process can identify every issue, and we do not warrant that it will do so.
4. Use of this website
- You may use this website for lawful purposes only;
- You must not attempt to interfere with the website's operation or security, or misuse any forms or contact facilities;
- Content, branding, and imagery on this site belong to Bell Cross Roberton Ltd or its licensors and may not be reproduced without permission.
5. Third-party links and portals
This website links to third-party services, including our booking site (bcrstays.co.nz) and owner portals operated by our software providers (including Palace and Guesty). Those services are governed by their own terms and privacy policies, and we are not responsible for their content or operation.
6. Liability
To the maximum extent permitted by law, BCR Property Management excludes liability for any loss arising from use of this website or reliance on its content. Nothing in these terms limits rights you may have under the Consumer Guarantees Act 1993 or Fair Trading Act 1986 where those apply. Liability in relation to our management services is addressed in the applicable signed agreement.
